Oliver Architecture was appointed by the National Trust to lead the design and delivery of essential visitor infrastructure improvements at Baddesley Clinton, a Grade II Registered Park and Garden with a Grade I moated manor at its core.

The project addressed shortcomings in the site’s toilet provision, identified during a 2018 Experience Design analysis. We delivered a new toilet block with six unisex cubicles, baby-changing and accessible facilities, and refurbished the existing toilets to increase flexibility and capacity. A sliding door now allows the two blocks to operate independently or as one, depending on visitor numbers.

​The project was delivered in two phases. Phase 1 involved relocating the garden team’s greenhouse to a more practical site to create space for the new toilet block. Phase 2 focused on the new WC facilities and refurbishment works. Design development was carried out in close collaboration with the National Trust project team and in line with their ‘Philosophy of Approach’. Our proposals were shaped by a strong understanding of Baddesley Clinton’s historic context, with materials, form and detailing inspired by surrounding 19th-century barns.

Accessibility, sustainability and ecological sensitivity were at the heart of our approach. New facilities feature electric underfloor heating, PIR sensor lighting, water-saving taps and bat-safe breathable membranes. The scheme supports the Trust’s 2030 net-zero goals while enhancing the visitor experience and relieving pressure on the historic core of the estate.
